Wanted a beachfront place he could use 3–4 months a year and rent the rest. We toured 14 properties over two weeks, flagged structural issues on his top pick, and redirected him to a newer build with better ocean views and lower admin fees.

Barranquilla doesn't get the tourist hype, but it's Colombia's fastest-growing city with serious corporate demand. We found a penthouse in a family-friendly building, negotiated the price down $22K, coordinated the full fit-out including kid-proofing, and had them moved in within 6 weeks.

The building's admin was initially hesitant about a golden retriever, but Luz negotiated directly with the building committee. We also coordinated school tours at three international schools, connected them with an immigration lawyer for their visa, and set up utilities and internet before they arrived. They'd originally been looking in El Poblado, where they'd have paid 40% more for less space. Envigado's lower profile means less gringo premium, better relationships with neighbours, and a more authentic Colombian lifestyle.
